'Off Market' Investor & Deal Sourcing

USUALLY COMMISSION/SUCCESS-FEE

Totally confidential. Based on our deep investor relationships. We sign an NDA and target only the agreed investors and properties which are named in our agreement. We can guarantee confidentiality as opposed to large corporate CRE agencies with conflicts of interest (e.g. office leasing teams).

No risk or reputational damage if a deal is not done. We spend a lot of time catalyzing the deal and providing assistance during negotiations beyond the service of a conventional agency.

 

Data-Driven Commercial Property Acquisitions

USUALLY RETAINER PLUS SUCCESS-FEE

Using modern data analytics and automated systems to target investments and create a ‘deal-flow’ for investment funds or developers.

This may require months of painstaking work by data engineers and analysts as well as a process of contacting and converting property owners as well as creating systems for preliminary due diligence on deals.

 

Commercial Property Disposals With Modern Marketing

USUALLY ON A ‘PROJECT-BASIS’

Using modern digital and conventional marketing expertise and tactics to assist property owners in disposing of assets.

Depending on the complexity of the individual property or portfolio, high quality investment memorandums, financial information and market research will also be generated for our clients.

 

Conventional Commercial Property Expertise

USUALLY ON A ‘PROJECT-BASIS’ OR RETAINER

Experienced and credential property consultants with conventional expertise.

The world is not all about ‘tech’! We combine our years of experience with regard to commercial property with new methods.

The standard spectrum of commercial property services would be available.

 

Our Fees

We usually start our process with obtaining an understanding of our client’s requirements and the required scope of service. After this ‘fact-find’ we obtain full agreement before a client engages our services. In the majority of commercial real estate agency cases we work both ‘off market’ and on the basis of a commission or ‘success fee’. However, in the case of an acquisitions project or a disposal there may be a retainer or ‘project-specific’ costs involved.

Explanation of Charging Models

    Commission / Success Fee

    This is the most common model with regard to commercial real estate agency.

    Daily Rate Model

    In this charging structure we 'charge-out' our consultants or teams at an agreed daily rate.

    Retainer Model

    Some projects require ongoing consultancy. In this model, our client agrees a monthly retainer and the scope of service in advance.

    Project-Based Pricing

    In this model we price a project and assume tranches of payments at milestones as the project is successfully implemented.

  • Here the costing of the project is agreed in advance. Payments are made upon achieving agreed milestones (deliverables or as a % of revenue)
